Sensitive modern dwelling in Ballsbridge

Recently granted planning permission, the proposal is to redevelop the site to create a replacement dwelling that will provide a comfortable home for the applicant’s family that meets their specific requirements whilst delivering a positive contribution to the streetscape.

The design of this new home has been developed with a particular focus on accessibility, lifetime housing and sustainability and this ethos has driven many of the design decisions in this proposal.

Buildings should enhance and respect their environment and we believe that success will depend on:

• Tight integration of the architecture and landscaping proposals
• The selective use of natural materials of high quality and durability to integrate the house into its environs
• Embracing existing landscaping features, including retaining the majority of the mature trees on site
• We would promote a green roof design where appropriate

This is a sensitive location and we are conscious of the visual impact of a larger dwelling on the site.  As such we have advanced the preparation of 3d studies of the proposal and the assessment of the proposal in its context. 

We have used 3d context information from Google Maps to provide an accurate representation of the scale of the surrounding trees and prepared the photomontages that have been attached to this submission.
